Structural Waterproofing to British Standards

book today

I design and install below-ground waterproofing systems that keep basements, cellars and retaining walls permanently dry. My work follows BS 8102 : 2022 and the PCA Code of Practice, ensuring every design considers water pressure, structure type and intended use.

Most projects start with an assessment: groundwater conditions, drainage strategy and structural detailing. From there, I choose the right system — or combination — to provide long-term protection.

Type A – Barrier Protection

A surface-applied system that resists water pressure by forming a continuous barrier on the structure’s external or internal face.

Typical materials: cementitious tanking, bitumen membranes, or crystal-growth coatings.

Type B – Structurally Integral Protection

The structure itself provides the waterproofing, often using integral water-resistant concrete or admixtures.

Used in new build basements, lift pits and car parks. We do not do this as can't retrofit

Type C – Drained Cavity Protection

A cavity membrane collects and diverts water to a drainage channel and sump pump.

The most reliable retrofit solution for existing buildings.

COMBINED PROTECTION

BS 8102 encourages “combined protection” — for example, Type A barrier render plus Type C drainage — to reduce risk and allow for maintenance.I design each system to suit the structure and ground conditions so no single failure causes a leak.

Risk assessment and design review as per Clause 4 BS 8102 : 2022S
pecification of drainage channels and pump capacity
Vapour-control and dry-lining options for habitable spaces

installation process

1️⃣ Survey & Design – Assess site and draw up waterproofing plan.
2️⃣ Preparation – Clean surfaces, repair defects, prime substrate.
3️⃣ Installation – Apply membranes or renders, fit channels and pumps. (all electrcial works installed and tested by me (I was an NICEIC registered electrician for 8 years prior to structural waterproofing))
4️⃣ Floor & Wall Finishes – Dry-lining or screed finishes installed with vapour control layer.
5️⃣ Guarantee – Issue written certificates and maintenance advice.

MATERIALS & SYSTEMS

Delta Membranes / Pumps — reliable, serviceable components
Permagard Cavity Drainage Systems — BS 8102 compliant membranes
Sika 1 Render / KA Tanking — where barrier layers are needed
Vapour Control Layers & Insulation — for warm, dry interiorsAll products are installed to manufacturer specification and PCA standards.

MAINTENANCE & AFTERCARE

All works comply with

:BS 8102 : 2022 Code of Practice for Protection of Below-Ground Structures
PCA Structural Waterproofing Design Code of Practice
NHBC Chapter 5.4 Basements for Dwellings

GUARANTEE & COMPLIANCE

Every basement waterproofing project comes with a written 15-year guarantee, with optional insurance-backed cover (IBG).

All work follows:
BS 8102 : 2022 – Protection of Below-Ground Structures
PCA Code of Practice for Structural Waterproofing
NHBC Chapter 5.4
– Basements for Dwellings
